Waterfront vacation rentals in Tulum

We loved the apartment! Very clean, good value for money and as described. It was perfect for our little family, 2 separate bedrooms from the common room, so perfect for baby and toodler naps! ;) Clear, warm communication with the host, easy check in. Well-equipped apartment, comfortable beds, quiet neighborhood. The only hitch is the location, it's in a developing area of Tulum, so there aren't many shops/restaurants within walking distance, we had to take the car every time, and the roads are full of holes. But all in all, we had an excellent stay.

I've been staying at Airbnbs for ten years and Ma.Cristina is hands down the best host I've ever had! I reached out to her for help, suggestions, guidance every day of our trip. She responded quickly and politely provided us with all the support we needed. Tulum is fantastic, but it can be expensive and confusing. With M.Cristina, we were able to save money and easily navigate uncertainty. The apartment was so nice and exactly as it is described. It was a short walk to the Jaguar Park entrance and the beach club, "Our Habitas". We LOVED this beach club and went there twice! Ma.Cristina contacted the club and we were welcomed by the staff there where we enjoyed a stunning beach, pool, access to palapas, a live DJ (on Sunday), and delicious food and drinks. Including free entry to this club is an incredible perk offered by Ma.Cristina. She also helped us book a scooter and taxi service. I could write so much more! We can't thank Ma.Cristina enough for an amazing vacation!

This was a great spot to spend the night in Tulum. It wasn’t right in the heart of things (more in the area currently being built up), but still a pretty easy walk for us to some really good restaurants. Liz was very communicative and helped me to navigate how to get there and gave advice on things to do the next day and how to get to those things which was much appreciated. For us it was the perfect spot to spend a relaxing night in Tulum.

There is a tenant who in my stay if I can take away the peace I was looking for, I think they should review what can be done with this person.

The place was really well equipped, everything you need for a good stay: KITCHEN: -Good equipped (practically what you need to cook anything) - Clean (no dirt) -With the necessary tools to be able to clean in case of spilling or wrapping something. BATHROOM -With the whole basic cleaning kit, you don't need to bring anything but your bath sponge, and special creams if used. - Clean, spacious and beautiful. ROOM - Wide, comfortable and clean bed. -The climate is functional and the whole room is cool. Oswaldo is very friendly and is approaching to solve anything he asks for. I would return, although to move from the place if or if you must go with a car, I rent a car with Hertz and have a very comfortable time. My date of visit was January 2025.

Beautiful place! It’s even nicer than on the pictures, felt very expansive with amazing design, bedding, showers, etc. The complex has a beautiful pool to enjoy sunset. Located close to many restaurants and road is well developed (which is not always a case in Tulum). Would highly recommend!

This was a fantastic place. My husband and I came down for a quick visit and had a wonderful time here. Everything was perfect down to the privacy, the outdoor seating, beachfront. I loved that I could open all the front doors and allow the constant ocean breeze to roll through the house. There were great restaurants and shops within walking distance from the beach. Our host very communicated with us from the time of booking till we left. He gave us suggestions for different places to eat and things to do. The staff was amazing! Every day the cleaning service would come by and tidy up the sand and the salt covered windows to keep a beautiful view all the time. Reed our host set up a Couples massage one evening at the villa that was so good. This was worth every penny, and so much better than being in the resorts.

We loved our stay, and wished it would have been for a longer time! The views were beautiful. The snorkeling was amazing and always resulted in a new, fun discovery. The beach lounge area was perfect for our family, the kids could swim in the Caribbean Sea or the pool while we easily could watch them, or from the units balcony! The staff was above and beyond! So helpful and kind! The beds were very comfortable! The location was about 15 minutes from Tulum which made it easy to pop in for dinner or lunch. Also 15 minutes in the opposite direction to Akumal which was where we swam with sea turtles. Overall, highly recommended!

I've been coming to Tulum for over 20 years and have stayed at countless places, but this was by far the best experience I've ever had. The property is absolutely stunning—two spacious houses situated right on the beach, with breathtaking views and direct access to the water. The location is just a short walk to some of Tulum’s best restaurants and bars, yet it still feels private and serene. The hosts were incredibly responsive and helpful, answering all of our questions and providing everything we needed in a timely and thoughtful manner. What truly sets this stay apart, however, is the amazing team that comes with the house. Chef Enrique prepared some of the most delicious meals we've ever had, and the dedicated staff made everything effortless. While this isn’t a budget rental, we actually felt like we saved money by enjoying our own food, drinks, music, and beachside lounging—without the need to spend on pricey beach clubs or restaurants. Simply out, this place is a true gem.

This place was a home away from home. I did run into a couple issues, cold water, tv sits behind the table making it hard to view, and smelling sewage. Nothings perfect so I can’t complain! I would definitely stay here again. I felt very safe and relaxed the whole week I was here. The place is in great proximity of all food, dancing and shopping.

LOCATION LOCATION LOCATION ! This place was a few steps away from one of the most beautiful beaches in the world and the best part was that it was lonely ! Juan Luis was very attentive and such a great host ! Only negative comment was that there was hardly ever any hot water. But other than that, it was great !!

Excellent home for those who want to disconnect from routine concrete jungle materialistic world .. it has been decades since living in a place which is so much connected to the nature with 4 miles of private beach , no microwave so u can rather eat or cook the food naturally , no cell tower signals , so u connect to the world with host provided starlink internet, with each bedroom equipped with ACs, total home easily supports 12 to 15 people to stay , it’s a wonderful and one of unique experience those who want to disconnect from routine lifestyle .. the staff is very friendly for those who are visiting with big groups family and friends it’s a nice place from Mayan arch in tulum beach area it would take 90mins on a very bad rough road but worth the drive .. we would love to visit the place again ..

We had a great stay. The property was spacious with lots of enclosed yard space around the pool that was great for our kids, and having the separate guest house was really nice. The location was also great, just one block from great restaurants and shops. Short drive to the beach and cenotes as well.

The house is even better than in the pictures. Really well kept, quiet area. As many said you need the car to reach pretty much every area in Tulum, but it is just short drives. Pool and garden were regularly cleaned. We felt safe at all times. We were traveling with a child and they provided high chair and bed for him. We can only recommend this place and host.

Definitely find it in the daylight!! It is amazing!! My gps in iPhone does not work, this space is in a secure location.. so safe.. and beautiful!! And it has multiple store and restaurants located within the planned neighborhood… it is a paradise! I can’t even begin to tell you how beautiful the plants are and the apartment is the most fine.. all wood and marble.. washer and dryer on site!! The pools, honestly between the days climbing the ruins.. I just stayed at the apartment and relaxed.. it was amazing! I will definitely stay here again.. I’m the mom and plan all the vacations. If your the mom, you know how tiring that can be.. for my next vacation I plan to bring my sister and just relax for a week here! It is that beautiful! And if you love plants, it’s definitely a must see.. the pool outside is open 24hours.. and if you want a view of the city.. you just chill in the pool on the roof!!! Love! Love! Love!

Marianna’s apartment was perfect, exactly like the description. The building is super nice, great amenities, especially the rooftop pool. The location is excellent too, great access to the grocery store, the main road to the beaches as well as lots of great restaurants in walking distance. Plus Marianna gave us some great recos for restaurants and beach clubs. Thank you Marianna, we will definitely be back!

We were super comfortable in this accommodation, good communication and attention from the beginning, we traveled with 10 members and we were all able to enjoy it, great place to rest and enjoy the pool, the accommodation is in a very good location, we will definitely return!

We loved every minute of our stay at Daniels place. The apartment is lovely and has all you need for an incredible stay! The area Aldea Zama is for the sure the best area to stay when visiting Tulum. The apartment is a few minutes walk from the beach and supermarket. Daniel provided us with great local recommendations and communication was perfect. Thank you for hosting us, Daniel!

Amazing do not hesitate to visit Lilians place the private cenote is amazing my kids loved everything about adora close to beach and lots of restaurants the bathtub was great all the touches the condo has are just perfect ..the check in was smooth and very detailed they are always in touch with you .I’m a super host my self and they really did meet all the expectations and beyond ..loved loved loved wil be back ..

This was probably the best Air BnB I’ve ever rented. It was very well kept. Super clean, smelled great, and it had a fantastic coffee machine and a clothes streamer!!! The location was great. Right between town and the beach. The bikes were a great addition. It was easy to ride anywhere we wanted. Or walk down the street to numerous delicious restaurants. Our stay in Tulum was definitely enhanced by this place. The host Michael was wonderful and the little old man gate guard was so cute and helpful. The beds were comfortable. Although one friend chose to sleep on the couch one night because the couch was so comfortable!! There was a washer and dryer which came in handy. Two bathrooms which is always nice when travelling with multiple people. Loved, loved, loved this place. Would stay there again in a heartbeat!
