Imagine peace & quiet, a private track with no immediate neighbours. (Owner lives in the attic of house, separate entrance). Seating areas around the house offers a different beautiful view... East sunrise, shaded south sitting place; but sunny in winter! Lunch/dinner facing west, shaded by an old pear tree. Nights are dark, starry, silent or animal sounds!. Village life is lovely 7min walk across meadows. Small farmshop (in Winter). In summer a cosy traditional bar/cafe serves homecooked food.

The closed residential unit is located in the garden wing of a Mediterranean designed private house only ten minutes from Klagenfurt and Lake Wörthersee. I live on the upper floors with my family.
