Your home away from home! Lower level apartment in Kingston's east end. Two bedrooms, fireplace, dartboard, cable & streaming, kitchenette and big living room. All linens, toiletries and dishes are provided. Keyless entry through shared front door. Driveway parking. Child's cot & playpen available (infants don't count towards # of guests). Questions? The space
We are 3km south of the 401, 4km to RMC, 6km to downtown, and 8km to Queen's main campus.
After your day exploring the city, working or visiting friends, come home and put your feet up in the spacious recroom featuring a dartboard, gas fireplace & treadmill. The kitchenette, two bedrooms, and private washroom give you all the comforts of home. I aim to please, and provide toiletries, towels, bedding, snacks, milk, tea and coffee.
An electric griddle, rice cooker, crock pot, toaster oven, coffee-maker and kettle are provided. The kitchenette does not come equipped with a cooktop or full-sized oven. The suite has two beds, plus a playpen and child's cot are available for one or two small sleepers. Please input accurate # of guests in your request.
Host lives on-site and we all enter through the front door. The only other shared space is the laundry room.
What happens with the 5% Municipal Accommodation Tax that I am required to charge you ? (You'll see it itemized as a Lodging Fee):
Funds generated through the Municipal Accommodation Tax will be invested in destination marketing, sales, and product development in Kingston. Kingston Accommodation Partners and Tourism Kingston promote Kingston for leisure visitors, meetings and conventions, major events, media relations, tour operators, sport, film and travel trade as well as long-term destination development initiatives aimed at enhancing the visitor experience.

My home is a traditional 'homeshare' AirBnb. My family lives in the upper level and you'll have the entire basement. Park in the top left side of the driveway, enter through the front door, where I will greet you and show you around the suite.
During your stay, the basement living room, bedrooms, kitchenette and washroom are yours and yours only. There is also a shared laundry room available for you to use.
An important note for stays after September 15: Your invoice will reflect Airbnb's new fee policy but your cost won't change. Instead of taking percentages from both the guest and the host, a larger single amount of 15.5% will be deducted from the host's charges. My actual income from your stay is much less than your cost, which also includes Federal tax and a local visitor's tax charged by the city of Kingston.

Neighbourhood highlights
The neighbourhood has multiple parks, each a little different, and a splash pad during the Summer. Express bus stop, Restaurants, LCBO, Cannabis shops, Groceries, Pharmacies and gift shops just minutes away. While staying here, you can enjoy nature and stretch your legs on the forested walking trail that loops around us. If you have time, be sure to take a Thousand Islands boat tour, which depart from downtown Kingston or Gananoque.
